What Happens

On a Remortgage

  1. We obtain up to date figures to redeem your mortgage and any other charges which are on your property
  2. We are instructed to act on behalf of the lender as well as by you. We consider your new mortgage offer and explain its terms to you and comply with the mortgage lender’s requirements including carrying out any searches
  3. Once the mortgage deed is signed by you and all searches undertaken and results considered, we set a completion date and apply for the mortgage advance
  4. On the date of completion, we redeem all existing charges on the property
  5. We carry out post completion work including discharging any stamp duty land tax and registration of the new mortgage
  6. We shall retain a scanned copy of your file following completion of your transaction for a minimum period of 6 years

On a Transfer

  1. We prepare a Transfer deed for approval and all parties signature
  2. We arrange a completion date
  3. Once completion takes place, we deal with payment of any stamp duty land tax and registration
  4. We shall retain a scanned copy of your file following completion of your transaction for a minimum period of 6 years

Our Charges

Our charges for acting on your behalf on a remortgage and transfer start at £450 plus vat and disbursements and increase dependant on the value of your property or the value of the mortgage advance

The disbursements can include:

  • Official copy entries £6 – £12
  • To administer a bank transfer £40 + Vat
  • Registration fee – variable (no Vat)
